Hidden Springs Ranch Information
Hidden Springs Ranch is a development of
unsubdivided land located approximately 25 miles northeast of Kingman,
Arizona, just off old Route 66, in the northern portion of the Peacock
Mountains. The development consists of approximately 1,400 acres of
land, divided into thirty-five 36+ acre parcels. Hidden Springs Ranch is
surrounded by BLM, State Trust Land, and Spring Valley Ranches.
All of the parcels have been surveyed and parcel boundaries have been
staked at all of the corners. The topography of the development ranges
from gently rolling to semi-rugged mountain side. Every parcel has more
than one area suitable for house construction. Parcels range in
elevation from approximately 3,900 feet to 4,400 feet.
Property in Hidden Springs Ranch offers spectacular, panoramic mountain
views of several mountain ranges, including the Peacock, Music,
Cottonwood, and Cerbat Mountains.
Water wells in Hidden Springs Ranch range from 200 to 350 feet in depth
and provide abundant water for household usage.
The developer of Hidden Springs Ranch established and recorded
Covenants, Conditions, and Restrictions (CC&Rs) that run with property
ownership in this development. The developer also created a property
owners association to which each parcel owner in Hidden Springs Ranch is

The Hidden Springs Ranch Property Owners Association is charged with
road maintenance and architectural control. Annual dues for 2008 are
$95.00, per parcel. Note that split parcel owners pay the full amount of
the annual dues.
Parcels within Hidden Springs Ranch are zoned
Agricultural-Residential/36 Acre minimum lot size (AR/36). The Mohave
County General Plan allows for a minimum lot size in this area of 5
acres. The CC&Rs also allow for a minimum lot size of 5 acres. With
Mohave County approval, parcels may be split up to 5 ways with no split
parcel containing less than 5 acres.
