Mountain Vista Ranches Information

Mountain Vista Ranches is a development of unsubdivided land located about 15 miles north of Kingman, Arizona, near the golf course community of Valle Vista. The development commenced operation in 1993 and consists of approximately 96 36+ acre parcels of land, spread out among 7 sections within Township 24 North, Ranges 15 West of the Gila and Salt River Base and Meridian in Mohave County, Arizona.

Property in Mountain Vista Ranches offers spectacular, panoramic mountain views of four mountain ranches - the Hualapai, Cerbat, Music, and Peacock. The development consists primarily of flat, level parcels. Several of the parcels, though, are rolling or hilly.

Water is abundant in Mountain Vista Ranches, as it draws from the Hualapai basin. Drilled wells range in depth from 500 to 1,000 feet, with an average of around 750 feet.

The original developer made no commitment to extend utilities or to pave roadways. The developer did make provisions for roadway easements and public utility easements, though. Roads within Mountain Vista Ranches are generally maintained by the individual property owners.

The development has no recorded Covenants, Conditions and Restrictions (CC&Rs). This means that there are no Property Owners Association Dues and no non-governmental rules and regulations regarding the use of property in Mountain Vista Ranches. Property owners are, of course, still obligated to follow all Mohave County ordinances with regard to septic system and building permit requirements.

Over the years, many of the 36+ acre parcels located in areas nearby the golf course community of Valle Vista have been split via minor land division regulations into 5 acre parcels. Individual parcel owners have paid to have utility service extended to many of these 5 acre parcels. Mohave County has recently accepted some of the roadways within Mountain Vista Ranches into the Mohave County Public Works roadway system of maintained roads.

Several Mountain Vista Ranches property owners have built custom 1,500 to 6,000 sq. ft. homes on 5 acre parcels. Some of these property owners also use the property for equestrian purposes.
