LOCATION AND HISTORY

Cottonwood Mountain Ranches is located on the western slope of the Cottonwood Mountains.  Parcels within Cottonwood Mountain Ranches are nestled in the Juniper trees prominent at the 4,300 - 5200' elevation range.  The ranch consists of 92 parcels, each of which is 36 or more acres.

Access to Cottonwood Mountain Ranches is from Hackberry Road.  Hackberry Road is a county-maintained highway, which runs between Rt. 66 on the north and US Hwy. 93 on the south.  To get to Cottonwood Mountain Ranches, take Hackberry Road to Dick’s Camp Road.   Dick’s Camp Road runs east/west between Hackberry Road on the west and the end of the ranch on the east.  A portion of Dick’s Camp Road is county maintained.

Cottonwood Mountain Ranches is a non-C.C.&R area.  This means that property owners are free from property owners association control and deed restrictions and use restrictions on their property.  Because there is no property owners association, there is also no road maintenance within the ranch, other than that performed by individual owners.

Cottonwood Mountain Ranches property owners are obligated to follow Mohave County Planning & Zoning Department and Mohave County Environmental Health Department rules and regulations pertaining to home/outbuilding construction and septic system installations.
